Just wanted to ask a quick question. I am moving back into my rental property but was wandering if i could keep two of the current tenants as lodgers? I'm currently letting through an agency but the tenancy agreement makes no mention of this.

I don't see why not if your tenants are happy with the arrangement.

If the property is to become your main residence and you live there, remember you can receive up to £7,500 per annum tax free under the Government's 'rent a room' scheme.

Couple of things to bear in mind here - if there is a Buy to let mortgage on it you need to notify the lender as it will change to a residential mortgage.
Better to have a new agreement with the tenants as it will change from an AST.
Just be careful agents don't try and sting you for more fees

I have been renting out a flat or house since 1974 and in all the letting agreements somewhere - is a sentence that says if the estate agent introduces or shows a house /flat for rent and especially if the tentans take up the offer - then if you stop the tenancy and "move back in" you will have to pay something on a continuous basis. if you keep some or all of the tenants
Are you sure you have read the 6 pages or whatever thoroughly. If so then just ring up the agents and tell them what you propose to do and you'll soon find out whether there is a clause in the agreement.

better knowing rather than getting a claim some months down the line .
