Good evening

I have had a rental property that has appreciated in value and obviously Ive been collecting rent for the last six years.

How would you calculate the returns that included both income and capital appreciation - running costs?

I would like to know an annual compounded return rate just to give some idea of performance vs say 10k invested at 6% for six years = £14185 for example.

Im not going to try to allow for time value etc as this seems it would become too complicated.
