If you are buying land with the hope of achieving Planning Consent and making a big capital gain you are likely to be disappointed. Planning is a very specialised and expensive business.
Avoid land companies which advertise small parcels of land.
If you buying a piece of woodland to enjoy that could work but be aware of trespassers and vandalism.
Find a friendly local farmer to manage the land for you.......he may even pay you a little rent

As to the reason land values are increasing
1 they do not make any more
2 pony paddocks
3 farmers can get subsidies on it

I have 40 acres which I bought several years ago and found it a good investment it's value has gone up by 7 times.
I rent it out to farmers for them to grow crops on which works well for me and get up to £250 per acre per year and I also get the gov. Subsidy of about £80 per acre

Julie I bought 5 acres of land some 10 years ago with road access and water laid on.I felt that it was a good place to put money and as my Father said they don't make it any more. Maintenance was only fencing and I allowed the local farmer to use it without rent and only for sheep. I had a contract on a yearly basis and I covered liability insurance .

Over the 10 year period I saw the price I paid go up by 400% so well worth it

There was a useful article on agricultural land in last Saturday's Financial Times. It is clear that the price per acre varies significantly with grade and size of parcel. Some farmland has increased very considerably over the last 10 years (by a greater percentage than Central London property) but as to whether the trend will continue is of course not known until revealed by hindsight!

Graham that's an incredible return, not sure such an amount could be achieved in today's economy! Have you now sold on the piece of land?
