Hi,
My Wife are looking to move but dont want to sell our house yet. If we rent a house out and just leave ours uninhabited so to speak, do we have to pay council tax on both properties.
Are there any other costs we need to think about besides utilities?

If you rent your property then the tenants pay the council tax, if you just leave it inhabited then you will have to pay the council tax or any other bills associated with owning a property.

You'll need specialist insurance for uninhabited properties, typically mainstream insurers only cover up to 30 days absence.

We weren't going to rent ours out as we didn't want any hassle.
We might let some trusted friends stay there so it's not empty.

I would forget about being accidental landlords.

The Renters 'Reform' Bill will make your life intolerable, and possibly end up paying tens of thousands to your tenants...

As an accidental owner of two properties for about 2 years, my advice would be to avoid it if you possibly can. Two lots of council tax, insurance and utilities, plus property maintenance costs. If I hadn't sold my house when I did I was due to be charged double council tax (so would have been paying 3 lots), so you may want to check your council's attitude towards second home owners.

NB I wouldn't rent informally to friends either - that's a whole other minefield IMO.
