Hi. My father is planning to invest on a commercial property along with his few good and trusted friends. Of course I don't have that much money to share with him, haha...so I would like to help him in other ways. I'm trying to check whether it is better to apply for a loan from a bank or from a credit union. I read a debate about the interest rates. Some are saying that credit unions offer lower interest rates and some are saying it is more secured to get financial help from a bank. So what can you say about it? What's your opinion. Thanks.

This is a very specialised area of lending. My inclination would be to talk to a broker rather than a bank as you will have someone who understands the whole market and probably offer better value. A bank will only be interested in peddling their own products and possibly not have the same level of expertise a broker has.

With regards to credit unions beyond them offering a loan I am not sure what else they can offer. The finance is only one consideration.

definitely speak to a professional and experienced adviser - as mentioned in another post, we've completed a few commercial purchases this year and all have been successful

you can avoid massive rates and large fees if you get the right advice, and as mentioned elsewhere - I'm more than happy to give my FAs details if you want?

legally speaking, if you're expecting a share of ownership then things have to be structured carefully - I'm happy to have a chat to you about this
