If I need to explain to him why,then quite frankly he has his head in the sand and I have better things to do.

Its obviously not the right time to buy a house, anyone can see that. Think of it like the ingredients of a cake, 1 spoon of unemployment, 1 spoon of tax rises, 1 spoon of unavailable mortgages, 1 spoon of huge national debts, 1 spoon of rising prices, 1 spoon of the budget cuts, mix it altogether put in the oven and wait to see if the cake rises or sinks in the middle. It doesnt sound like a good recipe to me.

I would like to remind James of the concept of mean reversion. If he doubts my advice, or anyone else does, I would point him in the direction of Jeremy Grantham of GMO's quarterly newsletter. An excellent read for the geeks amongst us and a timely reminder of the importance of common sense and history providing a lesson in not repeating past mistakes.
