This is what I don't understand. Why would someone selling a house not put it on Right Move? Doesn't make sense to cut down your audience by skipping them?

Yes it's strange and not how I'd sell a house. However, if you want a quick sale, are being offered your asking price and you know the buyer has been pre-vetted (has a mortgage, chain-free etc) so less chance of a sale falling through then I suppose it could make sense.

I'd happily take a couple of percent less for a guaranteed sale from someone ready to go.

There are many potential reasons why sellers wouldn’t want a public sale process.

Sometimes a neighbour might decide to interfere in the sale process if they know it is going on - approaching visiting buyers - starting up their cement mixer during viewings - changing the fence line to steal land when the property is empty - cut down that tree they object to etc. They might even start making offers to family members if sold from an estate. Blight the sale process in an attempt to buy the property at below market rates. Some people are indeed nasty and disgusting.

Some people don’t want ‘time wasters’ or want potential buyers to be vetted, or don’t want people peering in because there is a sale board up.

You might not want an abusive ex being able to identify your address from the furniture or belongings in the photos.

You might not want to alert potential thieves to an empty property and equip them with photos that allow them to case the joint for valuables and points of access.

You might have professional considerations because you are a psychiatrist, or in the public eye etc and don’t want to attract press coverage or protestors.

Perhaps it is part of a relationship/marriage breakdown and you don’t want gossip.

I think the list is endless and I know agents that will readily offer this service. Some properties are not going to attract ‘the mass market’ anyway.

My parents recently moved and their new home never made it to the online portals. The sellers had separated so probably they did not want their home to be seen anywhere online.

Luckily for us since we got a pretty decent price (just over £900k) and probably can sell for a million now - we would have likely lost to another buyer if it had gone online. The area just does not seem to have decent houses come up, plus my parents needed to sell, so all in all its been a very fortunate and lucky experience for us.

My parents are in their 60s and made a sideways move in terms of size of housing, but a massive upgrade in location. I think a lot of the run up in prices (mainly family homes in the suburbs) is driven by such low supply and the older generations don't usually downsize. So the stamp duty holiday may have triggered the boom, but the demand/supply imbalance seems to have driven the prices higher - in combination of low interest rates and decent personal household balance sheets / incomes for the mid-upper middle classes.

Good luck to those looking, I can understand how tough it may be currently (we had been looking for a very long time) but I am sure eventually there will be something that comes up.

Thanks. Some really interesting perspectives on this. I shall try to find some property finders and see how I get on. I have a feeling they won't be much help in the area we're looking but it's worth an explore
